Symptoms

Signs your balcony is leaking

A balcony fails from the top down, and by the time anyone notices, the water is usually somewhere it should not be. These are the six things we get called out for most.

  • Water in the room or unit below

    The one that gets a strata manager involved. A wet patch on somebody else’s ceiling means the membrane has been gone for a while.

  • Water pooling after rain

    It should drain and dry. If it sits, the falls are wrong or the drain is blocked, and standing water finds every weakness there is.

  • Drummy or lifting tiles

    Tap them and they sound hollow. Water underneath has broken the bond between the tile and the bed below.

  • Efflorescence — white chalky residue

    Salt left behind as water moves through the concrete and evaporates. It is proof water is travelling inside the slab, not just sitting on it.

  • Cracked or missing grout

    Especially along the perimeter and where the balcony meets the wall. That junction is where most balconies let go first.

  • Rusting balustrade fixings

    Water getting in around the posts, then sitting against the steel. Left alone it becomes a structural problem, not a waterproofing one.

How we fix it

Sealed through the tiles you already have

The conventional balcony repair is demolition: tiles up, screed out, new membrane, new tiles. It is the right answer when the falls are wrong or the slab has gone — and the wrong answer, at several times the price, when they have not.

Our resin injection system goes in through the existing grout lines, travels into the cracks and voids in the substrate, and cures into a continuous sealed barrier. Most balconies we repair never lose a tile.

The leak is traced first

Cracked grout, a perished membrane, blocked drainage, a bad tile-to-wall junction or a balustrade penetration. We find which, and photograph it, before quoting.

AS 4654 where a membrane is needed

When a balcony does need remembraning, it goes in to the Australian Standard for external above-ground waterproofing, with the falls corrected so water actually leaves.

5 years, in writing

A 5-year workmanship warranty on every balcony we waterproof, supplied with your invoice. If it leaks again inside that period, we come back.

Injection is not always the answer. If the structural falls run the wrong way or the slab itself has failed, resin will not hold it — and we will show you why before recommending the bigger job rather than after.

When the balcony is common property

Half the balcony calls we take start with someone being told the balcony is not theirs to fix. That is not a dead end — it just changes who signs.

We inspect, identify the leak source and photograph it, and put it in writing — the document an owners corporation actually needs before it can approve work.

We quote whoever is signing

The owner, the landlord, the building manager or the strata manager direct. You do not have to sit in the middle relaying it.

    We trace the entry point and photograph it. For strata jobs that becomes a written report the owners corporation can act on.

  • Resin injection sealing

    Injected through the existing grout lines into the substrate below, curing into a sealed barrier — on most balconies, without lifting a tile.

  • AS 4654 compliant membranes

    Where a balcony does need a new membrane, it goes in to the Australian Standard for external above-ground waterproofing, with the falls corrected.

  • Regrouting and epoxy grout

    Perished grout raked out and replaced, with epoxy grout where the joint needs to stop moving for good.

  • Perimeter and junction sealing

    The tile-to-wall junction, the door threshold and the balustrade penetrations — where balconies actually leak.

    Loose tiles lifted, re-bedded and re-grouted so the surface is sound before anything is sealed over it.

How much does a balcony repair cost in Sydney?

Most land between $1,499 and $6,000. Where yours sits comes down to the size of the balcony, the condition of the tiles and grout, and how far the water has already travelled — a balcony caught early is a much smaller job than one that has been wetting the ceiling below for two years. You get a fixed written price after the on-site inspection: no hourly rates, no surprises on the day.

Do you have to remove my tiles?

Usually not. Our resin injection system seals the substrate through the existing tiles, so the balcony stays intact and you keep the surface you have. We only recommend a full strip-and-remembrane when the structural falls are wrong or the slab itself has failed — and we show you the evidence before you commit to that.

My strata says the balcony is common property. Can you still help?

Yes, and it comes up constantly. We provide a written, photographed report identifying the leak source, which is exactly what an owners corporation or strata manager needs in order to approve the work. We quote the strata, the building manager or the owner direct — whoever is signing.

Can you do a whole block, not just one balcony?

Yes. One balcony on a townhouse or every balcony on a block gets the same crew and the same warranty. For multi-unit work we inspect and report on the lot, so the owners corporation can see which balconies need doing now and which can wait.

What does AS 4654 compliant mean?

AS 4654 is the Australian Standard for waterproofing membranes used externally above ground — balconies, terraces and podiums. It covers the membrane itself, how it is terminated at edges and penetrations, and the falls needed to drain water away. Where we install a new membrane, we install it to that standard.

How long does the work take, and what warranty do I get?

Most residential balconies are finished in a day. Larger terraces or a full membrane replacement run to two or three. Every balcony we waterproof carries a 5-year workmanship warranty, supplied in writing with your invoice — if it leaks again inside that period, we come back.
